Witbrant-West is a part of De Wijk for which Wytze Patijn drew up a blueprint in 1995. This blueprint functions as the starting point for the further substantiation of the sectors. The 300-metre-wide zone in which the Witbrant-West area lies is bounded by the railway line to the north and by the ‘Oude Draaiboom’ wood to the south. Directly adjoining the railway line, the Spoorzone (‘railway zone’) has been reserved for commercial premises and facilities. Six hundred houses have been planned in the 200-metre-wide strip between the Spoorzone and the main access road to the area, which runs alongside the wood.
DKV architecten has drawn up a plan for the parcelling of the living area. Besides the main access road, a lane that allows access to the area from the other side extends between the Spoorzone and the living area. The housing blocks will be placed in an east-west orientation, parallel to the lanes, so that the houses themselves face south. Four strips accommodating the parking facilities lie between the two lanes. The green, spacious, traffic-free areas can be accessed from these zones. The front façades of the houses adjoin pedestrian paths. If they have their entrance on the north side of the path, the houses have an extra-large bay dimension so that the living room can be oriented toward the south here as well.
The housing blocks and the intermediate pedestrian paths of a zone are linked by means of an ongoing wall. These walls guarantee the intimacy of the paths and determine the picture from the parking strips. By executing the walls in different styles and by perforating them at crucial points, the living areas will acquire their own distinct character, which will also be visible from the parking strip.
Within the residential strips, the houses along the Spoorzone form a closed facade to protect the houses against any noise. The houses that form this wall have been designed with a ‘muting’ façade. The more expensive houses are situated on the south side, opposite the wood. As a façade of linked blocks, they assign this side an alternating rhythm
